Here's a Citimortgage short sale success story. This short sale that was approved around Christmas time. Since Citibank sent it as a Word file, I made a PDF copy of it.
It's clean letter with no seller contribution or promissory note. In paragraph 5, it states the following:
Upon receipt of the NET PROCEEDS and a COPY OF THE FINAL SETTLEMENT STATEMENT(SIGNED), CitiMortgage, Inc. will give a full release and reconveyance of their loan as agreed and no deficiency judgment will be instituted.
Days for Approval: 67 days
Hardship: Moved out of area
Missed Payment: Yes

Citigroup will provide temporary break for close to 4,000 borrowers during the holiday season by suspending foreclosures and evictions for 30 days. Citigroup is also working on some "long-term fundamentals".
From my personal experience, I have seen borrowers staying in their homes for close to 2 years without making a payment. 2 years is the longest that I have seen.
Let me say this, the banks don't want you to foreclose. They would much rather work out an alternative plan whether it be loan modification, short sale, etc. My advice has been unless the bank lowers the principle balance, loan modification is usually a temporary fix. For most, short sales seem to be the best solution. I have done over half dozen short sales involving CitiMortgage so give me a call if you have any questions about short sales. I received a phone call couple days ago from someone asking about dealing with CitiMortgage colllections attorney. No one in the transaction knows what's happening with the short sale. With CitiMortgage second trust (like most banks), the account goes into the recovery department after 180 days of non-payment. When this happens, you can either deal with CitiMortgage recovery department or some collections attorney. The former is desirable. Once it goes to collections attorney, it's much harder to negotiate. My advice to anyone doing short sale with CitiMortgage second trust, make sure you don't go 180 days without making a payment. When it goes to recovery department, it takes lot more work. You can see here that the demand/approval letter was prepared by the collections attorney.

Here's a sample Citimortgage short sale demand/"approval" letter. Look at paragraph 4 which states that the Citimortgage will not pursue remaining of the balance. It's a good letter.
