We had a recent opportunity to work on a "short sale" involving Fairfax County Federal Credit Union. You can find tons of information on big banks like Wells Fargo, Bank of America, etc.. However, finding information for smaller banks is a challenge. We'll try to provide udpates for smaller banks.
When we started the process, we asked the homeowners to talk with the bank. Initially the credit union didn't want to give any indication whether they will consider a short sale or not. This is true with many banks. Once we got a contract, we submitted our case. It took about one month but we did the bank's approval to proceed with the "short sale". Usually smallers banks are faster than the bigger banks.
